The property Management contract states: “The agreement shall commence on signing (Aug. 7, 2017) and end on August 31, 2018 and shall renew and continue to renew automatically for successive (1) year periods thereafter, unless otherwise terminated or canceled. Either party may cancel this agreement upon 30 days written notice.”
I gave the the property manager notice on July 29, 2018 that I was wanting to terminate the contract. He had a clause that states: “should the owner terminate this agreement prior to the expiration of any existing lease term on the property manager shall be entitled to collect any and all management fees that would otherwise be due during the remainder of the current lease term”.
The property manager is now suggesting that I pay 10 months of his $195 monthly fee plus GST. His argument is that he got another tenant in the house before the year was up and he signed a new lease with the tenant for a year from June 2018 to June 2019. The lease that he signed with this new tenant was signed June 1, 2018 well within the year contract that I signed however the property manager says I owe him 10 months of his fee which amounts to $1950. He is threatening to keep my rent if I don’t pay him. So I think my lease goes for a year and I gave him notice before the 30 days were up.

Judging by the date formats, spellings and currencies used here, I’m guessing that this is not an English law question – and I’m afraid we can’t help. Even if it is an English law question, landlord and tenant law is outside our bailiwick.
